A Better Way to Budget

We all know you can’t budget for what you don’t see. And if you manage a multi-site portfolio, it’s tough to understand what’s out there.

Identifying repairs and ranking properties based on condition is the best way to budget for parking lot maintenance and secure proper funding. Collecting the data, however, can be difficult. But not with Let’s Pave. Our number-one goal is to make your life easier. And that’s why we’re investing in robust technology to simplify pavement assessments and budgeting.

What are Pavement Assessments?

Assessments are a detailed evaluation of pavement condition within your portfolio. Within an assessment, specific areas of each property are assigned a rating to explain the relative condition or quality of pavement and then the property is ranked (or prioritized) within the portfolio.

This process ensures you are allocating funds in the appropriate places, minimizing unbudgeted expenses, and avoiding scheduling setbacks due to lack of funding. Assessments can also provide insight into budget needs beyond the current year, thus helping you plan for future capital and expense needs.

Last, but not least, assessments may provide an accurate scope of work for each site that can be used to solicit bids. Providing a detailed scope to all bidders makes it easier to compare quotes and procure the right partner for the job.

How is Technology Involved?

Many new forms of technology enable automated measuring of sites. Leveraging this technology improves measurement accuracy for more precise estimates. Moreover, the process does not require as much time on the actual site. That means you receive proposals faster which, in turn, helps eliminate budgeting guesswork.

Best of all, tech-driven assessments provide pavement data that is easy to access, interact with, and share across your enterprise. Data sets may include the following: summary of measurements; side views (drone/satellite); and detailed measurements of asphalt, concrete, gravel, cracks, stripes (cross hatching, stalls, stop-bars, arrows), catch basins, and number of stalls including ADA parking.

When Should Assessments Occur?

Assessments should be performed every 2-4 years. The data accumulated will help you compare properties over a specific period, easily chart degradation, and modify your strategy long term. Fall is the ideal season to evaluate pavement because it typically coincides with budgeting for the following year.
